Air Conditioner

  6. Check blower and condenser fan motors and bearings. Lubricate as required.

  3. Clean burner and orifices.
  4. Clean and check pilot, thermocouple and/or spark pilot.
  5. Clean chimney base for dirt or obstructions. Clean as required. Report and unusual conditions (i.e. fallen bricks, etc.)
  6. Check gas valves and gas train for closure and external gas leakage.
  7. Check circulatory motors, bearings, and couplets. Lubricate if needed.
  8. Test fire and adjust burner as required.
  9. Verify that all safety/operating controls are working properly.
  10. Check pressure on boiler through firing range and drain or check expansion tank and auto fill as required.

  2. Vacuum clean boiler and breeching.
  3. Clean burner and orifices.
  4. Check and clean pilot, thermocouple and/or spark pilot.
  5. Clean chimney base for dirt or obstructions. Clean as required. Report any unusual conditions (i.e. fallen bricks, etc.)
  6. Check gas valves and gas train for closure and external gas leakage.
  7. Clean or replace gauge glass as required.
  8. Flush down boiler and low water cutoffs as required. Verify cutoff operations.
  9. Pull apart and check or clean all gauge and control siphons and associated piping.
  10. Test fire and adjust burner as required.
  11. Verify that all safety and operating controls are working properly.
  12. Check system traps, air valves, vents, and strainers for proper operation. Report any additional problems.
  13. Check condensate pumps, floats, and traps, if applicable, and auto fill if required.

    Choose this if you want to ensure your equipment is ready for both summer’s heat and winter’s chill. We recommend servicing the cooling portion of your system in the spring and the heating portion of your system in the fall for optimal performance.
    Choose this if you want to consolidate both heating and cooling service visits into one visit per year. This means that we may be servicing your heating system before summer or your cooling system before winter. While we don’t recommend this timing, we can certainly accommodate this request if it’s your preference.

    Terms & Conditions

    1. Prices subject to change without notice. No pre-payment is required to sign up for a Preventive Maintenance Program (PMP). Thus, customer consents to be billed at the then-current PMP rate at the time that work is performed. Up-to-date pricing is published online at www.tuckey.com.
    2. Due to the properties of a steam system, a basic check only of the piping, traps, strainers, vents, and air valves will be made on all types of steam preventive maintenance programs. If problems are suspected, all work on these items will be done on a time and material basis. No further work will be done without prior approval
    3. Any material used during a Preventive Maintenance Program will be discounted and charged in addition to the prices listed. Any additional labor required that is
      not listed will be charged extra and will not be performed without the approval of the owner. This Preventive Maintenance Program will be performed during normal working hours.
    4. If asbestos, lead, or any environmentally hazardous material is found, the project will be stopped immediately until the material is tested and/or removed. Tuckey Mechanical Services, Inc. assumes no responsibility, either physically or financially, for the testing or removal of any such hazardous material. In the event that said asbestos, lead, or other hazardous material is not removed within 30 days, Tuckey shall have no further obligation to perform its duties set forth in the Agreement and the Customer shall pay Tuckey for all services performed prior to such discovery.
